What is the deposit fee?

The deposit fee is the amount that is required from the tenant in addition to the fixed fee for the rent. The amount of this amount is 5% of the total rent you pay for one year. This cost is provided to the property owner as a loan. This amount is considered as a guarantee that the landlord can use in case of non-payment of rent by the tenant. The existence of a guarantee for the non-damage of the items in the house is another reason to receive a deposit.

Who is responsible for home repairs and maintenance of building equipment?

When renting a house in the UAE, you may be faced with the question of who will be responsible for the possible expenses. Is the tenant responsible for paying these costs or should the landlord repair the equipment? The UAE government enacted laws to prevent disputes between tenants and landlords, including Law No. 26, which was approved in 2007. According to this law, repairs in rented houses are the responsibility of the owner of the building. According to one of the clauses of this law, the owner of the property is required to maintain the residential building during the entire lease period and undertake all the repairs. Ignoring this clause is possible if both parties have reached an agreement. The landlord is not allowed to make changes to the building that would take the property out of its current use, according to paragraph 17 of UAE Law No. 26.

Contract repudiation rules

Sometimes, for some reasons, the tenant is forced to leave the house he rented, and in this way, he requests the repudiation of the contract. The opposite is also true, it is possible that the owner of the house will cancel the contract. In such a situation, it should be said that the property owner has the right to evict the tenant only if the lessee has not paid the rent or has not acted according to the clauses in the lease agreement. But in the absence of any of these conditions, the landlord can force the tenant to vacate by giving a deadline of one to two months. There will be no change in the terms of the rental agreement when the tenant requests to vacate the property, unless agreed with the landlord.

  • It is necessary to arrange a time to visit the residential unit.
